Home Buying Process

Our dedicated Sales and Customer Service Teams are appointed for each part of your journey, so you always have an expert to talk to.

As your initial point of contact, your Sales Advisor will do everything possible to guide you through the purchase of your new home and provide information to make the process straightforward.

At Inland Homes we know buying a new home is one of the most important purchases you will make, and our Sales Advisor will assist you throughout this process and answer any questions you may have. In addition, we have put together this step by step guide as a summary for you to understand what is expected to happen.

Understanding how much you can afford

Before you choose your perfect home, we recommend you speak to a Financial Advisor to get an understanding of your budget.

Reservation

Once you have chosen your Inland Home you will then be asked to complete the Reservation Agreement with our Sales Advisor. You will pay a reservation deposit which will secure your new home for an agreed period. You will also be asked to speak to our Independent Mortgage Advisors on the phone to ensure you have been financially qualified and are in a position to proceed with your purchase.

Instruct a Solicitor

You will need to appoint a legal advisor to act on your behalf who will be responsible for the transfer of ownership of the property. Inland Homes will be able to provide a panel of solicitors to you to make your own choice or you may wish to use your own. You will have to pay fees to your solicitor and you should understand what these are. Inland Homes will endeavor to send out draft contracts, conveyance plans and any other relevant information to your legal advisor within 48hrs of approving your reservation

Appoint a Financial Advisor and apply for a mortgage (if required)

Whilst you will have already spoken to a Financial Advisor to ascertain your budget, you will now need to apply for a mortgage. At reservation you will have spoken to our Independent Advisors. There is no obligation to use them albeit they do have experience in purchasing a new build property.

It is important you instruct your Solicitor and Financial Advisor promptly after reservation as it can take several weeks to obtain a mortgage and obtain local searches. Please be aware, some fees will need to be paid in advance.

Post Reservation Meeting

Within a week of reserving your property, your Sales Advisor will invite you back to the sales office to discuss the details of your new home, including kitchen and bathroom layouts, specification and any optional extras that may be available to purchase.

Exchange of Contracts

Once you have received your mortgage offer and your solicitor is satisfied with the details of your purchase, your solicitor will ask you to sign the draft contract. You will then be required to pay your solicitor the exchange deposit (less your initial reservation fee) which is 10% of the purchase price (5% deposit with the Help to Buy scheme). Once your solicitor has this deposit and signed contracts you can then instruct them to exchange contracts.

You will be provided with an estimated build completion date on exchange of contracts. Please be aware this is not your moving in date. You should not rely on this date to enter into any legal commitments such as giving notice to terminate tenancy agreements or making any moving arrangements.

Following exchange of contracts your Sales Advisor will provide regular updates on build progress and will be your point of contact through to legal completion.

Customer Options and Extras

Depending upon the stage of construction you will have the opportunity to personalise your new home by choosing the kitchen and bathroom colour schemes from our selected ranges and you may also have the opportunity to purchase optional extras. Your Sales Advisor will discuss these in more detail with you.

Arrange removals and change of address

As the build completion of your new home draws closer we will advise you of a more accurate legal completion date and advise you on arranging your removals and notifying people of your change of address.

Home Demonstration

A few days prior to completion of your new home you will be invited to visit the property with a member of our Customer Service team for them to demonstrate your property to and familiarise you with your new home.

Legal Completion

On the day of completion your solicitor will transfer the balance of the purchase price monies to Inland Homes. Once this has been received our Sales Advisor will let you know and arrange to meet you to walk through your new home for a final inspection and record the meter readings. We will then hand you your keys and the Inland Home is now yours.

On completion, you will have received your Home Owner’s Manual which provides you with useful and important information about your new home. Guarantees, manuals and your warranty together with contact details for our Customer Service team. Keep this manual in safe place and please read it.

After Completion

After legal completion your property benefits from a ten-year warranty, the first two years of which are covered by Inland Homes. Our Customer Service team will deal with any issues which may arise.

Once you have moved into your new home you will receive a call from our Customer Service team within 3 working days to introduce themselves and advise you of how they can be contacted if required.
